The Property is a 36-acre parcel as part of an overall 400-acre pine flat area located on the Intracoastal Waterway and Long Bayou in Orange Beach, AL. Of the 36 acres, 22 are designated native areas and 14 acres are existing upland area. The upland area that will be built on was created by the Corps of Engineers over 75 years ago by placing spoil from the dredging operation in the construction of the intracoastal waterway and used as a maintenance spoil area for several years.

Each Waterfront Lot will have its own state-of-the art boat lift or access to a boat lift in the Long Bayou Marina. The 26 boat slips in Long Bayou Marina are the last remaining boat slips that can be issued by the Corps of Engineers along the ICW from Wolf Bay to Mobile Bay. Also, there are extensive kayaking opportunities up and through Long Bayou.

The potential impact on wildlife will be minimum. The Development plans to live up to the name “Long Bayou Preserve”. The landscape design for the Property will be highly regulated through Covenants and Restrictions that will mandate the types of trees, plants and grasses that can be placed on the properties. These same Covenants and Restrictions will ensure there is no damage or destruction to protected areas on the property now and into the future.

The property is relatively flat with elevation changes of only a few feet. To guard against flooding on the property and downstream, there will be drainage systems designed to federal, state and local specifications that will minimize any impact.
